When I first started my career in real estate I joined an investment brokerage that specialized in renovating homes. I enjoyed the renovation process and creativity required to transform a distressed home into something special.
I've continued to stay involved on the investment side, eventually representing several investors with multiple flips. In 2013 I joined Taylor Properties and have proudly served buyers, sellers, and real estate investors. I also have significant experience representing military families and active-duty service members that are PCSing to the state.

I worked with Pat Kelley from Taylor Properties to sell my two properties and cannot be happier. I sold my investment property in 2018 for the full price, and my primary property was sold over the listing price in September 2021. What I like about Pat is his professionalism, honesty, and he is always available when you need him. He offers you detailed market analysis, listens to your needs, but also offers his professional opinion on the selling price and improvements needed if any. Both times he set the selling price exactly right, so I received multiple good offers within a few weeks. Prior to calling Pat, I invited another agent for an estimate, and his opinion was very "low ball", $85K less for a $550K TH than I sold my house with Pat! After you receive an offer and sign the contact, one of the very important steps is getting your house appraised as close as possible to the contact price. Pat always meets appraiser at the property (the other agents don't) ready to point out on all improvements and competitive houses in the area. He also invites a professional photographer, for no cost to you, to advertise your house in best possible way. I remember time when I bought my first TH 20 years ago with no prior experience and my dishonest agent at that time failed to split transfer taxes, so I paid double for the buyer and seller having low income at that time. I worked with Pat Kelley of Taylor Properties as a real estate investor client buying, rehabbing, and reselling distressed properties in Anne Arundel County, MD. My partner and I had just set-up our business after finishing real estate investor classes, and while cold calling realtors in the Annapolis area to find an agent for our team I met Pat Kelley. He became our exclusive real estate agent/consultant for the entire 5 years we owned this business. Pat had the background, experience, and contacts to get our new business operational from day one. He grew-up in our targeted market and had intrinsic knowledge of the area. He had personal experience "flipping" houses, worked with contractors who "flipped" houses, and had established finance and contractor sources and contacts. When inspecting distressed properties for possible purchase Pat always arrived fully prepared with complete listing information, comps, potential resale ranges, insights into competition for the property, pros and cons about the location, and guidance on structure and price for offers to purchase. It was a lot of work, but the team was very successful. After dissolving the business, my partner and I both continued to work with Pat personally in selling our residences before moving from Maryland for retirement.
